MAINTENANCE POLICY
The following are general guidelines and policies. Should there be any discrepancies between the below and the Tenant's lease, the lease shall prevail.
Manager Responsibilities
General Maintenance
RxP Management shall be required to make sure rental properties are provided in habitable condition when the tenant first moves in. Also, once the tenant moves in, landlord shall be required to make repairs and conduct maintenance to keep the rental property in a habitable condition. A habitable property is hereby defined as one that is free from infestation (when not caused by the tenant), has adequate heating, water, and electricity, and is structurally sound.
Snow Removal
Unless otherwise stated on the lease, RxP Management shall responsible for removing snow and ice from paved walkways and sidewalks outside the property in order to create a safe path for pedestrians. Driveways and parking spaces shall be the responsibility of the Tenant.
Tenant Responsibilities
Tenant shall be responsible for repair or maintenance functions to include, but not limited to the following:
• Changing of air conditioner/furnace filters on a monthly basis;
• Resetting of circuit breakers or fuses;
• Unstopping plumbing (except that caused by tree roots or faulty pipes);
• Damage resulting from failure to promptly report to the property manager any malfunctions or abnormal operations of equipment within the rented property;
• Damage resulting from forceful entry or burglary;
• Changing of electric light bulbs;
• Tightening, of screws, nuts and bulbs on hardware not requiring specialized training;
• Excessively high water or utility bills resulting from failure to report of obvious leaks;
• All screen repair, or replacement and repair, or replacement of all broken glass;
• All payment of any repair bill due to tenant request where no problem was found or corrected;
• Lighting of any and all pilot lights on gas fixtures; ensuring the proper operation of smoke detector(s) and replacing the battery as needed.
• Any other items called out in the lease
Tenant may notify property manager of necessary repair or corrective action/maintenance outside of the property manger’s scope of responsibility (providing a habitable property) and request assistance at tenant's expense. Property manager will not pay for any repairs or billings charged to property manager by tenant not previously approved.
Above ground swimming pools and trampolines are strictly prohibited.

Emergencies
Emergency Repairs are those repairs needed immediately to protect life and property.
IMPORTANCE NOTICE
For “EMERGENCY REPAIRS” please call our office at 313-251-0223, and leave a detailed message if your call is not answered. DO NOT OPEN A MAINTENANCE REQUEST TO AVOID DELAYS. FOR GAS LEAKS, PLEASE CALL YOUR UTILITY PROVIDER IMMEDIATELY, AND THEN GIVE US A CALL.
EMERGENCY REPAIRS ARE SUCH AS:
1. GAS LEAKS
2. FLOODING OF PROPERTY
3. LOSS OF HEATING WHEN THE TEMPERATURE FALLS BELOW FREEZING
EXAMPLES OF NON-EMERGENCIES
1. Plumbing stoppages
2. Locked out
3. Air Conditioner or appliances not working
4. Noisy neighbors
5. Broken windows, screens, etc.
Most of these items are the responsibility of the tenant and you can call your own repairman if you wish.
All repairs arranged for by the tenant will be paid for by the tenant!
